The 12 Steps to Self Renovate with Direct Contractors

1. Inspect Your Tengah BTO Before Renovating

Complete the defects inspection before hacking, carpentry or other renovation begins. Photograph and report defects to the Building Service Centre and allow rectification works to be completed first.

2. Check What Comes with Your Actual Flat

Different Tengah projects and Optional Component Scheme selections may have different floor finishes, doors, sanitary fittings and cooling arrangements. Homeowners should check their own sales brochure and unit rather than relying on another neighbour’s renovation plan.

3. Decide What You Actually Need

Divide the renovation into:

  • Essential works
  • Functional improvements
  • Aesthetic upgrades
  • Items that can be added later

This prevents the budget from being consumed by feature walls, decorative carpentry or unnecessary hacking.

4. Prepare One Complete Renovation Scope

List every room and the work required
For example:

  • Hacking and masonry
  • Electrical points and lighting
  • Plumbing
  • Tiling

  • Doors and metalworks
  • Cleaning

A contingency of approximately 10% is sensible because site conditions, additional electrical points and coordination changes can create extra costs.

6. Confirm Your Cooling Arrangement Early

7. Find the Right Direct Contractors

Do not select contractors based only on the lowest price. Check:

  • Relevant HDB experience
  • Company registration
  • Previous completed works
  • Warranty and rectification terms
  • Detailed quotation
  • Insurance where applicable
  • Required licences or registrations

8. Compare Quotations Line by Line

Check quantities, materials, measurements, exclusions and disposal charges. A cheaper quotation may exclude protection, delivery, debris removal, electrical testing or final touch-ups.

Avoid comparing only the final total.

9. Apply for Permits and Obtain Approvals

Confirm which works require an HDB renovation permit before starting. Hacking, wall alterations and certain floor or bathroom works have specific restrictions. Newly completed flats also have a three-year restriction on removing bathroom wall and floor finishes. HDB renovation guidelines

10. Build the Renovation Schedule in the Correct Sequence

A simplified sequence is:

  1. Site protection and setting-out
  2. Hacking and demolition
  3. Masonry and waterproofing
  4. Concealed electrical and plumbing works
  5. Tiling
  6. Ceiling and partition works
  7. Painting base coats
  8. Carpentry measurement and installation
  9. Electrical, plumbing and glass installation
  10. Touch-ups, testing and cleaning

Contractors should not be booked independently without checking their dependencies.

11. Inspect Before Making Each Progress Payment

Check completed quantities and workmanship before releasing payment. Important inspection points include:

  • Waterproofing before tiles cover it
  • Concealed wiring and piping before closing the ceiling
  • Tile alignment and hollowness
  • Carpentry dimensions before fabrication
  • Final testing of switches, plumbing and appliances

Avoid paying almost the entire contract value before completion and rectification.

12. Complete a Proper Handover

Prepare a rectification list and test:

  • Lights, sockets and switches
  • Taps, sinks and floor traps
  • Doors, drawers and hinges
  • Windows and locks
  • Air-conditioning
  • Water drainage
  • Carpentry finishing
  • Paintwork

Record outstanding items, responsible contractors and rectification deadlines before making final payment.
